In a multi-occupancy property, that has many hot water cylinders, there are several issues that affect efficiency.
But, the primary problem is that there is little or no control over water heating, and certainly no measurement or monitoring feedback.
As with the tank in the cupboard – you are in the dark!
SMART Tank tells you everything that is happening in your water heating system. You now have all the details, and can therefore make informed decisions.
HOT WATER CYLINDERS – THE PROBLEMS
COSTS
- Wasted energy (lack of control)
- Lost water (leaks and wastage)
- Damage to buildings (leaks and floods)
- Wasted time (locating issues, inefficient maintenance regime)
MAINTENANCE
- Pinpointing failing parts
- Inconsistent tanks and infrastructure
- Detection of leaks and wastage
SMART TANK FEATURES
CONSUMPTION
- Energy metering
- Water metering
SENSORS
- Temperature
- Leaks
- Wastage
REPORTING
- High users
- Energy use
- Compliance
SMART TANK BENEFITS
COST SAVINGS
- Installation
(pre-wired
+ pre-plumbed
+ integrated control
= time efficient) - Energy/water consumption (wastage and leaks)
- Maintenance of system
- Building repair (following leaks)
CONVENIENCE
- Remote monitoring
(meters and sensors) - Remote control
(profiles, adjustment) - Initiative
(communication and alerts) - Consistency
(quality, tanks, wiring, and plumbing)
SAFETY
- Temperature monitoring (Legionella)
- Scald risk
SMART Tank is the only pre-plumbed, pre-wired hot water cylinder with factory fitted, on-board controls.
A combination of sensors and meters measure and monitor energy and water as it enters and leaves the tank. All activity is fed to the Irus Portal where it can be managed remotely.

REAL WORLD DATA

SMART Tank provides tighter temperature control.
SMART Tank enables greater control of water temperature because readings from deep inside the cylinder are more accurate.
With a setpoint of 60°C, the variation between average water temperatures at the upper and lower elements in traditional cylinders can be as much as 46°C (lower) and 63°C (upper). SMART Tank temperature range is much tighter, 57°C (lower) and 61°C (upper).
Sample size: 46 SMART Tanks and 35 Traditional cylinders

Median daily water use compared with a flat that has a faulty cistern.
SMART Tank will alert managers to issues, by monitoring water wastage through faulty toilet cisterns.
The cost of wastage is down to the speed of your maintenance team!
72,258 litres of water were wasted during this 21 day fault.
72,258 Litres of water wasted

Median monthly energy use.
- Better insulation of a new cylinder.
- Maintenance teams being made aware of, and able to act on;
– information regarding leaks,
– flow through tundishes, and
– over-consumption of water.
