Irus has the capacity to spot leaks in real time and inform the maintenance team of problems, or automatically action a response to minimise damage. The leak detection sensing pad sits on the floor near the cylinder or in the under sink cupboard. If a leak occurs the pad will absorb water causing a short circuit. This informs the Irus control unit, which alerts the maintenance team via text or email.

Shut-Off Valve
Option 1 – Alert Only, has the Leak Detection Control Unit and the Leak Detection Sensor installed in the hot water tank cupboard and alerts maintenance if any dampness is detected.
All 3 options use the MIFU2 and the SIFU2 as the central communication system.
Options 2 and 3 utilise the Auto Shut-Off Valve in response to any alert to turn off the water supply, either to the riser or to individual tanks.
There are 3 options for response actions:
Option 1 – ALERT ONLY
PRE2000LDS (Leak Detection Sensors) are installed on the floor in the area of the potential leak and wired into our PRE2000LDCU (Leak Detection Control Unit).
When a leak is first detected by the Leak Detection Sensor a signal is sent from the detection equipment to the LDCU which confirms the leak over a pre-specified verification time run, usually 2 minutes.
Once the leak is confirmed the Prefect IRUS Portal will send out an alert in the form of either email, SMS message or both to designated addresses and numbers for maintenance action.

Option 2 – RISER SHUT-OFF VALVE
PRE2000LDS (Leak Detection Sensors) are installed on the floor in the area of the potential leak and wired into our PRE2000LDCU (Leak Detection Control Unit).
A PRE2000ASOV (Auto Shut-Off Valve) is installed on the incoming cold water supply for each wet riser core with the capability to isolate the riser should a leak be detected at any of the leak detectors.
The PRE2000LDCU is connected to and controls both the ASOV and LDS sensor. When a leak is first detected by the sensor a signal is sent from the detection equipment to the LDCU which confirms the leak over a pre-specified verification time run, usually 2 minutes. Once the leak is confirmed the LDCU will send a signal to the ASOV to close the valve and isolate the riser.
Alongside this the Prefect IRUS portal will send an alert in the form of either email, SMS message or both to designated addresses and numbers for further maintenance action.

Option 3 – INDIVIDUAL CYLINDER VALVE SHUT-OFF
PRE2000LDS (Leak Detection Sensors) are installed on the floor in the area of the potential leak and wired into our PRE2000LDCU (Leak Detection Control Unit).
A PRE2000ASOV (Auto Shut-Off Valve) is installed on the incoming cold water supply for each Hot Water Cylinder, with the capability to isolate this cylinder should a leak be detected within this tank cupboard.
The LDCU is connected to, and controls both the ASOV and LDS sensor. When a leak is first detected by the sensor a signal is sent from the detection equipment to the LDCU which confirms the leak over a pre-specified verification time run, usually 2 minutes. Once the leak is confirmed the LDCU will send a signal to the ASOV to close the valve and isolate the individual cylinder.
Alongside this the Prefect IRUS portal will send out an alert in the form of either email, SMS message or both to designated addresses and numbers for further maintenance action.

The benefits of leak detection
• Comprehensive options to suit any accommodation
• Automatic alerts to leaks as soon as they occur
• Avoid expensive repair work
• Reduction on insurance premiums
• Savings on maintenance ‘checking’ time
• SMS and/or email alerts
• Intensity of leak is reported
• Alert only, whole building
or individual tank shut-off
• Equipment is routinely tested remotely via the Irus portal
• Reporting logged for future analysis
